
Dense and sustainable micro-neighborhood
The aim of the Berlin “Fennpfuhler Tor” urban development and open space planning project competition was to design a dense, car-free, climate-friendly and sustainable micro-neighbourhood for the three-hectare competition area in the district of Lichtenberg. The focus was to be on creating contemporary living space for different user groups and therefore the density figures of an ‘urban quarter’ were to be used as a basis. The collaboration between several companies, the existing structure in the surrounding area and the expansion plans for the A100 motorway required a concept that could be implemented in phases. A dense perimeter development was intended to protect the Fennpfuhl quarter from the busy Storkower Strasse.

The central idea of our design, which was awarded 2nd prize: The urban development concept combines old and new fabric to create a harmonious overall context. The clear organization of the building structures makes references to the surroundings and creates an attractive arrival point for the neighbourhood. A prominent high point serves as a visible orientation point within the neighbourhood, while a widening of the street space forms a foyer into the neighbourhood.




Adjacent to this, scaled courtyard communities are created to promote neighbourhood living and contemporary forms of housing. Fluid, connecting open spaces between existing and new buildings are essential. Public ground floor zones revitalise the micro-neighbourhood. Depending on their location, they are divided into neighbourhood-related and superordinate public uses. The open space surrounding the buildings is organised into a neighbourhood square, intensive green courtyards with a transition to the neighbouring garden courtyards in the north, the green play avenue and roadside green strips with evaporation and infiltration troughs.

The building structure allows for a sustainable, modular construction in timber. This can also be seen as an evolution of the serial construction methods of large residential developments. Through the principle of a “sponge city,” the area is intended to become a resilient system to cope with the increasing consequences of climate change. A high proportion of blue-green infrastructure ensures a pleasant microclimate within the neighbourhood.
